Relocating is one of the most stressful life events there is — and doing it without knowing the local market is even harder. Whether you're moving to Wayne County for a new job, family, or a fresh start, this guide will help you understand your options so you can make the best decision for your situation.

I've been helping relocation buyers find the right home in Wayne County for over 40 years. Here's what I tell every family that calls me before a move.

Why Wayne County? Understanding the Region

Wayne County is the most populous county in Michigan, anchored by the city of Detroit and surrounded by dozens of distinct suburban communities. Each has its own character, price point, school system, and commute profile.

The county sits at the center of a region that has seen meaningful economic resurgence over the past decade, driven by the automotive industry, healthcare, technology, and logistics sectors. For families relocating for work, Wayne County communities offer:

• Reasonable home prices compared to other major metro markets nationally

• Diverse community options from urban to suburban to semi-rural

• Strong infrastructure with freeway access throughout

• Established neighborhoods with long histories and stable property values

Key Wayne County Communities for Families

Here's a quick overview of the community’s relocation buyers most frequently consider:

Dearborn Heights

One of the most underrated communities in the county. Brick ranch homes, established trees, and a central location make this a consistent favorite for families and move-up buyers. Good value relative to neighboring Dearborn and Livonia. Strong sense of community among long-term residents.

Best for: Families who want value without sacrificing neighborhood quality; buyers who prioritize location and commute.

Garden City

A tight knit, highly walkable community with its own school district (Garden City Schools) and an enthusiastic local identity. Homes are modestly sized but well-maintained, and the community is genuinely proud of itself. Strong demand relative to supply keeps values steady.

Best for: First-time buyers; families who value community involvement; buyers who want a small-town feel within a large metro.

Westland

Westland offers excellent freeway access (I-275, I-96), a wide range of home styles and price points, and strong commercial amenities. It's a practical choice for buyers who prioritize convenience and accessibility. Wayne-Westland Community Schools serves the area.

Best for: Buyers who commute in multiple directions; families who want options at different price points.

Livonia

Livonia is consistently ranked among Michigan's top communities for safety, schools, and quality of life. Home prices run higher than neighboring communities, but buyers get strong resale value and excellent public services. Livonia Public Schools is one of the most respected districts in Wayne County.

Best for: Buyers who prioritize schools and long-term resale value; families with school-age children.

Romulus and Belleville (Southern Wayne County)

These communities offer some of the best value in the country, with larger lots and more space. Romulus is home to Detroit Metropolitan Airport, making it a natural fit for airline employees and frequent travelers.

Best for: Buyers seeking more land; airport employees; buyers on a tighter budget who want space.

Commute Times: What to Expect

One of the first questions relocation buyers ask is: how long will my commute be?

Here are approximate drive times to major employment centers under normal conditions:

Note: Detroit-area traffic is generally lighter than comparably sized coastal metros. Rush hour congestion exists but is manageable for most commuters.

Major Employers in and Around Wayne County

Relocating buyers often ask who the major local employers are. Wayne County's economy is anchored by:

  • Ford Motor Company — Global headquarters in Dearborn
  • Henry Ford Health System — Major healthcare employer throughout the county
  • Detroit Metro Airport (DTW) One of the largest employers in Southeast Michigan
  • Wayne State University — Detroit-based research university
  • Stellantis and automotive supplier network — Numerous facilities throughout the region
  • Amazon, FedEx, and logistics — Growing distribution presence in southern Wayne County

What Does Housing Cost in Wayne County vs. Where You're Coming From?

Wayne County home prices are genuinely affordable by the standards of many metros buyers are relocating from. If you're coming from the coasts, Chicago, or other high-cost metros, you may be surprised by what your budget can get you here.

For context: the median home price across Wayne County is well below national averages, and at most price points, buyers can expect to get more home — more square footage, a larger lot, a garage — than they would in comparably priced markets elsewhere.

How to Buy a Home When You're Relocating From Out of Area

Buying a home from a distance adds complexity. Here's how experienced relocation buyers navigate it:

1. Work with a local agent from the very beginning. Not just someone who lists homes, but someone who genuinely knows the neighborhoods and can give you honest guidance about which areas fit your lifestyle and budget. Video walkthroughs and virtual showings make it possible to see many homes before you arrive.

2. Plan a visit around showings. Even with great virtual tools, there's no substitute for walking through neighborhoods in person. Most relocation buyers plan a focused 2–3-day trip to see homes and get a feel for the area.

3. Understand Michigan-specific home features. Basements are standard in Michigan homes, most buyers from warmer climates aren't used to evaluating them. Natural gas heating is the norm. Attached garages are common and important given Michigan winters.

4. Account for property taxes. Michigan's Homestead Exemption can significantly reduce your property tax bill as a primary resident. Make sure your agent or closing attorney explains how this applies to your purchase.
